Karibu shows land to investors only when it is Search verified, or clearly marked as an Unverified lead. Land that is only Title on file stays private until the search is checked. Always use your own advocate before paying anything.
How verification works
- Search verified. Karibu holds the title deed and the owner's ID, and has matched an official land search dated within the last 30 days to both. The badge lapses after 12 months.
- Title on file. Karibu holds the title deed and the owner's ID, but the official search is not verified yet. These listings stay private until it is.
- Unverified lead. Shared by a broker. Karibu has not seen the title deed. Treat it as a lead, not a checked listing.
What a search does not cover
An official search confirms who is registered as the owner and what is registered against the title on that date. It does not confirm the physical boundaries or a survey, zoning or approvals, or court cases that are not registered against the title. Always use your own advocate, and have them run a fresh search, before you pay anything.
How introductions work
Introductions are one to one. You deal directly with the owner or developer, under your own advocate. Karibu does not pool money from several people and does not promise returns.
